Pre-Purchase Asbestos Survey 
The Control of Asbestos Regulations 2012 do not generally apply to domestic premises however having a survey carried out either before or after purchase can give early warning to any potential hazards or costs in the future.
The aim of a Pre-Purchase Asbestos Survey follows the same aims as a management survey to locate, as far as reasonably practicable, the presence and extent of any suspect asbestos materials which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition.
It is a non-intrusive inspection, since more often than not the property has not yet been purchased.  Any samples required are taken discreetly with the vendor's permission.
The survey will include an assessment of each asbestos material identified, this is known as a Material Assessment.  This is generally given as a score based on the material type, the extent of damage, the surface treatment and the asbestos content.  HSG264 defines how this score is calculated and the maximum (highest risk) score is 12.
Once the survey is completed we can give an indication of possible risks in the future.
